APPLICATION PROCESS

Application Fees are NON-Refundable

APPLICATION:
All persons over the age of 18 residing in the home are considered parties to the lease and must complete a rental application and pay a $40 non-refundable application fee.

INCOME VERIFICATION:
Applicants must provide evidence that their income will continue through the rental period and is at least 2.5 times the monthly rent. While each applicant will be separately qualified, income requirements may be combined. Acceptable income verification includes:

Two (2) months of pay stubs
Military LES
Three (3) months of most recent bank statements
Annual tax returns or IRS Form 1099s

Income verification must be uploaded with the application.

CREDIT REPORT:
All applicants must have a minimum average combined FICO credit score of 580 or above. A credit score below 580 will result in automatic denial. Credit history will be weighed in conjunction with all other rental criteria. La Belle Vie Property Management reserves the right to deny any applicant based solely on a history of delinquent credit activity.

RESIDENCY HISTORY:
We will verify residency for the past 24 uninterrupted months. Rental verification must reflect:

Timely payments
Appropriate notice to vacate
No complaints
No NSF (Non-Sufficient Funds) checks
No property damage
No reports of violence
Property left in clean condition upon vacating

Any applicant with a history of an eviction filing or a landlord judgment/collection for rent owed or damages will be automatically denied.

PETS:
All animals must be disclosed in the rental application. All pets are subject to approval in accordance with our Pet Policy Addendum. Pet records, a pet photo, and a non-refundable pet fee must be submitted prior to move-in.

SELECTION PROCESS:
La Belle Vie Property Management accepts the best-qualified application in most circumstances. Selection is based on a variety of factors, including but not limited to:

Credit score
Move-in date
Number and type of pets
Lease term length
Special provisions outlined in the lease

Meeting the minimum credit qualifications does not guarantee selection. The owner makes the final decision based on these competitive factors. Please confirm with us that the terms of your lease align with the owner's requirements before submitting your application.
